We have an exciting opportunity for a Manager, Real Estate Sales based in our Richmond BC office.


We are looking for a highly motivated, well-spoken person who has tremendous phone and interpersonal skills, with the ability to close deals with ease. In this position you will be solely focused on the acquisition of quick oil change and potential automotive locations across Western Canada as part of our Brand growth strategy.  You will be a natural hunter, a salesperson, a visionary to see hidden potential, ready to make cold calls daily and seek out potential opportunities. Site and market visits will be required for analysis and suitability for conversion. 


In this position you will:


  • Rigorously prospect for new conversion opportunities and follow up with leads in your pipeline on a daily basis from various lead sources.
  • Source and evaluate potential Quick Lube/Automotive locations in target markets across Western Canada for conversion to Mr. Lube stores.
  • Ensure locations geographically and demographically fit within the existing network of Mr. Lube stores.
  • Approach and support current owners of targeted stores in the sales of their business.
  • Communicate with sellers to get all necessary data needed for due diligence to evaluate the potential of the opportunity.
  • Lead due diligence process and collaborate with internal staff to evaluate potential sites.
  • Construct approval package to take conversion opportunity to executive level for final endorsement.
  • Responsible for identifying key strengths and risks of target company.
  • Deal sourcing for both on- and off-market deals through aggressive relationship building.
  • Maintaining a robust pipeline in designated markets.
  • Work closely with Franchise Development and Real Estate.



  • Experience in purchases and sales of businesses
  • Experience in business process modeling, finance process improvement
  • Experience in commercial real estate acquisitions
  • M&A due diligence experience, coordination, risk analysis, identifying opportunities for synergies and cost savings.
  • Focused self-starter, ability to work independently in a fast-paced environment along with a great deal of salesmanship and charisma.
  • Well-versed in financial statement analysis and negotiation
  • Strong quantitative background and analytical skills and excellent communication skills
  • Ability to travel up to 50% of the year
  • Reliable, focused, with demonstrated ability to consistently meet goals and deadlines
  • Strong time management skills and experience managing numerous deals simultaneously
